How it works and what happens next
- 1Be registered in the applicants' registerGo to the register →
- 2Submit the participation application within the window
- 3Provisional lists of admitted applicants and an objections period
- 4Draw before a notary. The date is published on the register's website
- 5If selected: prove the requirements with documents within 10 working days and choose a home in draw order
- 6Sign the contract and collect the keys
- Being on the list is not having the home: the requirements must be proven again.
- Whoever is not allocated a home stays on the waiting list until the next similar call (two years at most).
- Turning a home down without a justified reason removes you from the register for five years.
And afterwards
- Can it be sold? Yes, at your region's maximum price and with its authorisation or visado. Selling a protected home →
- Rent it out? Only with authorisation or visado and with the rent capped. Renting out a protected home →
- Inherit it? It passes on with its protection: the heir does not have to qualify, but selling or renting stays controlled. Inheriting a protected home →
- What if I turn it down? Declining without cause can exclude you from the register: in Navarra, three years for a purchase and two for a rental. What happens if I turn the home down →
- A second-hand one? Before you make an offer, check the legal maximum price with the resale calculator. Resale calculator →
First time? How homes are allocated, explained in the guide →
Real competition: this call doesn't publish applicant numbers. As a real reference, a recent large Barcelona lottery (Illa Glòries) received 11,243 applications for 238 homes. Lotteries tend to be heavily oversubscribed.
