How many times the IPREM can you earn for a VPO?
In 2026, with an IPREM of €8,400 a year (14 payments), a single person can earn between 4.5 and 6.5 times the IPREM under the general regime, depending on the region (€37,800 to €54,600), and in Barcelona, which uses the IRSC, up to €64,148.

Base caps for a single person under each region's rule; with more members the cap rises where the region weights income (Galicia, Catalonia, Valencia). Catalonia uses the IRSC, not the IPREM. Only regions with a verified rule are listed.

IPREM 2026: the indicator and its multiples in euros
Almost every rule uses the annual IPREM at 14 payments. Computing with 12 gives a cap lower than the real one, and people rule themselves out for nothing.

Frequently asked questions
What is the IPREM in 2026?
The 2026 IPREM is €600 a month: €7,200 a year in 12 payments and €8,400 in 14 payments. Protected-housing rules almost always use the 14-payment figure.
How much can I earn at most for a protected home?
It depends on your region, the regime and how many people live with you. As a reference, under the general regime the cap for one person runs from 4.5 times the IPREM (€37,800) in Cantabria or Aragón to 5.5 times (€46,200) in Madrid, Andalucía, Galicia or Extremadura and 6.5 times (€54,600) in the Comunitat Valenciana, Castilla y León or the Balearic Islands. Murcia also asks for 6.5 times, but on income multiplied by 0.75, so a single person can earn up to €72,800. Catalunya uses the IRSC and its own coefficient.
Is it gross or net income?
It uses tax figures from the last income tax return: the general and savings taxable base of the whole household. It is not this month's net pay. The Canary Islands are a known exception and look at net computable income.
There are four of us: how much can we earn?
More than one person alone, in the regions that weight by household size. In Barcelona (general regime, IRSC 2026) the cap is €64,148 gross a year for one person and €71,275 for four or more members. Choose your region and the number of members: the calculator applies each rule’s coefficient.
Does the cap rise if there are more of us?
In many regions it does: Galicia divides income by a coefficient that falls with each member, Catalunya applies household coefficients, and the Comunitat Valenciana adds half an IPREM for each young person aged 18 to 35, among other increases. Madrid and Castilla y León have adjustments they do not publish in full; this calculator uses their base cap, which is the safe floor.
