Protected housing for large families: offers with a quota and what you are entitled to
As of 1 November 2026, we follow no open or upcoming offer with homes for large families; state law gives them preference in access to protected housing, and each region decides how.
Offers with homes reserved for large families
Offers with an open or upcoming window come first, then those closed in the last 18 months. Each row says how many of the development's homes are reserved, according to its call. Being in the quota is not getting the home: inside the quota there is still a draw or a points ranking.

What the law gives you
Across Spain
Preferential treatment in access to protected housing, on the terms each administration sets.
Ley 40/2003, art. 11 ↗The State must give them a higher income limit for protected housing, more points in the scoring or a reserved quota in public developments, and help to move to a larger protected home if the family grows.
Ley 40/2003, art. 15 ↗A large family is one or two parents with three or more children, or two if one of them has a disability, among other cases the law treats the same.
Ley 40/2003, art. 2 ↗
By region
| Region | Rule |
|---|---|
| Navarra | Reserves 3% of every development, for sale and for rent, plus 2% for special-category large families in developments of 50 homes or more.Ley Foral 10/2010, arts. 26 y 29 ↗ |
In the other regions, each call sets the advantage: more points, a quota or a higher income limit. It is in the call's rules (bases).
Each rule read in its official text on 25 October 2026.
How to prove it
A valid large-family certificate (título de familia numerosa). Your region issues it and it is valid across Spain.

Questions people ask
Do large families get priority for protected housing?
Yes. Ley 40/2003 requires preferential treatment in access to protected housing, but each region or call decides how: more points, a reserved quota or a higher income limit.
Are any protected homes reserved for large families?
Only when the call says so. In Navarra the law reserves 3% of every development, plus 2% for the special category in developments of 50 homes or more. This page lists the offers with a quota that we follow.
Which document does a large family need?
A valid large-family certificate (título de familia numerosa), issued by your region. It is valid across Spain.
If I am in the quota, is the home mine?
No. Inside the quota there is still a draw or a points ranking; the difference is that you only compete with the families in that quota.
Can a large family apply for a bigger protected home?
The law allows larger floor areas for large families and help to move to a bigger protected home when the family grows. How it applies depends on your region.
