Offers with homes reserved for people with disabilities

Offers with an open or upcoming window come first, then those closed in the last 18 months. Each row says how many of the development's homes are reserved, according to its call. Being in the quota is not getting the home: inside the quota there is still a draw or a points ranking.

What the law gives you

Across Spain

  • At least 4% of the homes in every protected housing project must be accessible for people with disabilities, and each administration may raise that share. Rental homes may go to the person, to a household with a disabled member or to a non-profit in the sector.

    Real Decreto Legislativo 1/2013, art. 32 ↗
  • A person with a recognised disability of 33% or more counts as a person with a disability. For the purposes of this law, a grade I dependency counts as 33%, and grade II or III as 65%.

    Real Decreto Legislativo 1/2013, art. 4 ↗
  • In the State Housing Plan 2026-2030, the income limit of the aid for young people rises from 5 to 5.5 times the IPREM with a 33% disability and to 6 times with 65% (arts. 133 and 141). For accessibility works in the building, the aid reaches €18,000 a home if a person with a 33% disability lives there and €20,500 with 65% (art. 99).

The State Plan's aid is claimed through each region's own call, and it does not apply in Euskadi or Navarra (art. 1.5).

By region

RegionRule
NavarraReserves 6% of every development for people with disabilities; within it, 4% of the homes go to people with a severe mobility disability. If the building is not finished, the home is adapted to the person who gets it. The register also reserves homes for people with a 65% disability or more.Ley Foral 10/2010, arts. 26 y 29 ↗ · Censo de solicitantes de vivienda protegida de Navarra ↗
CatalunyaWhen income is weighted, a household member with a disability moves the household to the next bracket's coefficient, as if the household had one more member, so the effective limit rises.Decret 75/2014, art. 4.3 ↗
Comunitat ValencianaThe income limit rises by 0.5 times the IPREM for each member with a disability of 33% or more, a dependency or a permanent absolute incapacity or severe disablement.Decreto 180/2024, art. 42 ↗

In the other regions, each call sets the quota and the degree of disability it asks for. It is in the call's rules (bases).

Each rule read in its official text on 25 October 2026.

How to prove it

  • A disability certificate of 33% or more. The competent body in your region issues it and it is valid across Spain. Some quotas ask for a higher degree or a reduced-mobility certificate.

Questions people ask

What share of protected housing is reserved for people with disabilities?

At least 4% of the homes in every protected housing project must be accessible (Real Decreto Legislativo 1/2013, art. 32). Regions may raise it: Navarra reserves 6%.

What degree of disability do I need for an adapted protected home?

As a rule, 33% or more. Some quotas ask for more: Navarra reserves homes for people with 65% or more and others for a severe mobility disability.

Does a disability raise the income limit for protected housing?

In some regions, yes. In the Comunitat Valenciana it adds 0.5 times the IPREM per person; in Catalunya income is weighted as if the household had one more member. Check each call's rules.

Are the reserved homes already adapted?

They must meet the law's accessibility conditions. In Navarra, if the building is not finished, the home is adapted to the person who gets it.

If I am in the disability quota, is the home mine?

No. Inside the quota there is still a draw or a points ranking; you only compete with the people in that quota.

Guidance only, not an official ruling. Each call's own rules prevail.
