  • Price of the home: €189,768
  • VAT (10%): €18,977
  • Stamp duty (AJD), notary and registry: €4,175 (estimate)

Banks lend at most 80% of the price, so the entry plus taxes is what you must have saved. The ICO guarantee can cover part of that entry.

A protected home's first sale, once definitively qualified, may be exempt from stamp duty. Notary, registry and gestoría fees are orientative.

Buying aids

Help you can apply for to buy this home. Most first-time buyers don't know these exist.

  • ICO guarantee for a first home

    Mortgage guaranteeAll of Spain

If you're up to 35, or have children in your care, and your income is under your province's cap (€37,800 a year in the province of Almería), the State guarantees up to 20% of the mortgage (25% if the home is energy-rated D or better). With that guarantee the bank can finance up to 100% of the price, so you can buy without the usual 20% down payment.

  • Garantía Vivienda (Junta de Andalucía)

    Mortgage guaranteeYour region

If you're up to 40, the Junta guarantees part of your mortgage so financing reaches 95–100% of your main home. Apply directly at participating banks.

How it works and what happens next

  1. 1Be registered in the applicants' registerGo to the register →
  2. 2Submit the participation application within the window
  3. 3Provisional lists of admitted applicants and an objections period
  4. 4Draw before a notary. The date is published on the register's website
  5. 5If selected: prove the requirements with documents within 10 working days and choose a home in draw order
  6. 6Sign the contract and collect the keys
  • Being on the list is not having the home: the requirements must be proven again.
  • Whoever is not allocated a home stays on the waiting list until the next similar call (two years at most).
  • Turning a home down without a justified reason removes you from the register for five years.
